If you are a mortgage company stop hesitating and start advertising!!!

Projected for Tuesday Feb 12th President Bush is going to sign the economic stimulus package. This is going to raise the Conforming home loan limit to $625,000. When this happens people that previously had to get a JUMBO HOME LOAN now are going to be able to qualify for better non-conforming rates. If you are a Mortgage Company you have to start advertising because consumers are going to be scrambling to get cheaper loans and cheaper fees.

WHY START ADVERTISING TODAY?

There is going to be a swarm of your competitors jumping into the market come Tuesday to advertise. This means radio stations, are going to be able to charge a premium for mortgage companies to come on because they can only limit it to so many companies at a time. If you get in before your competitors you will lock in a lower advertising rate then your competitors.

Effective Radio Advertising Tip of the Day #9

When creating effective radio advertising copy, don’t reinvent the wheel if you don’t have to.

If you are considering radio advertising, their is a good chance one of your competitors are already doing it. If this is the case, don’t start writing your copy until you have heard what your competitors are saying. If you are on a completely different station then you probably can go ahead and say almost the exact same thing. If their radio copy is already proving pretty succesful then try to use a similar script or at least similar selling points.

If you are running on the same station as your competitor make sure you know what they are saying so you can differentiate yourself from them. Also it is good to try and run in a different day part, this way you will both be targeting a different audience. Ask your account manager to gather this information for you. This can be very helpful in making your radio campaign successful.

Another good tip is to listen radio advertisements in general. How do other advertisers grab the consumers attention. When you hear a compelling opener, or an attention grabbing teaser, write it down to use for your own campaign.

ADVERTISE WHEN IT IS TOPICAL

Most companies have a product or service that is effected by the market or current events. A very effective radio advertising tip is to have commercials planned around whats popular in the news to grab the consumers attention. When the fires spread across Southern California this last year you probably heard an onslaught of insurance companies and fire retardant paint companies on the airwaves. What better way to attract a consumers attention then when they are in of or considering your product the most.

Radio is a great advertising venue for news topical advertising for many reasons. First, smart advertisers can have “canned,” radio copy ready to air as soon as the time is right. For instance in Southern California when heavy rain starts hitting, a rain gutter company might start advertising when the weather is right. If you don’t have a “canned,” radio ad it is still ok. Most radio stations can make copy and have it up and running within a day or two. Radio has the fastest turnover of any major advertising venue available.

New Year Radio Advertising Tip of the Day #7

It’s a new year, so be topical. The number one thing that everyone does for themselves this time of year is set goals for themselves and make resolutions. Use this to your advantage. Before writing your radio copy, think about ways your product or services can help people keep their goals or hold onto their new years resolutions this year. For instance, if you are a wealth management company, tailor your ad to helping people meet their financial goals for the year. If you offer business services, think efficiency in growing your customers business. Or, if you are a restaurant serving healthy food promote weight loss resolutions as part of your dining experience.

Effective Radio Advertising Tip of the Day #6

The most effective radio advertising tip when promoting a product and a store.

The term piggybacking is used when an advertiser buys a 60 second radio spot to advertise 2 products of the same category or that are related to one another. For instance, right now I am working with a watch company owned by a man (for reference) named David. David not only sells high end watches but he also owns a very high end jewelry store in which he sells these very watches. As part of our promotion for his watch company and his jewelry store we are running 60 second spots instead of 30’s.

Lets say on average a 60 second spot was going to cost $500 dollars to air, and a 30 second spot was going to cost $400. By buying a 60 second spot we can split the commercial up into two separate advertisements and save $300 dollars per commercial. If you were running 10 spots a week this would total up to $1300, and over a 4 month period $28,000.

Here’s how it works: In the first advertisement we focused on his Jewelry store. We talked about different things that made his jewelry store STANDOUT from his competitors and captured the audience with a desirable reason to visit the store.

The second commercial focused on David’s watches. We had our radio personality do an endorsement and talk about how much he loves the watches. Then at the end of the commercial we tell the listeners that they can buy the watches at the jewelry store mentioned in the commercial prior.

By doing this we are not only cutting costs but by putting similar products in 2 seperate commercials back to back but we are also increasing our frequency. Now the consumer just heard two seperate commercials about the same store and associated both positively and in a similar category of nice jewelry and nice watches.
